Position:
Construction Project Manager – Reporting to Project Director

A small UAE based high end luxury developer
The Role:
To plan construction projects and oversee their progress along the way in a timely and cost-effective manner. You will be responsible for budgeting, organization, implementation and scheduling of the projects.
Major Responsibilities:
- Oversee and direct construction projects from conception to completion
- Manage the construction effort and be the construction representative of The Company with the Client – coordinated work with main contractor include phasing, staging and site logistics
- To plan, develop and organize the construction effort to formulate the most cost-effective plan to timely completion within budget and to implement the execution of that plan.
- Review the project in-depth to schedule deliverables and estimate costs
- Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations
- Determine manpower, and equipment requirements to dispatch to site.
- Coordinate and direct construction workers and subcontractors
- Select tools, materials and equipment and track inventory
- Meet contractual conditions of performance
- Review the work progress on daily basis
- Monitor and report to Project Manager of project details, including progress, risks and opportunities in a timely manner.
- Prepare monthly draw packages and cost plans for approval by Project Manager and submission to Accounting Department.
- Prepare internal and external reports pertaining to job status
- Plan ahead to prevent problems and resolve any emerging ones
- Negotiate terms of agreements, draft contracts and obtain permits and licenses
- Analyse, manage and mitigate risks
- Take corrective actions as needed during project and/or consulted with Project Manager to resolve issues arising during project.
- Ensure quality construction standards and the use of proper construction techniques
- Execution of the project included schedule development, and monitoring throughout construction, budget tracking, forecasting, change order pricing , and reporting on a monthly as well as weekly basis
Qualification and Desired Skills
- A Bachelor Degree in Civil Engineering or related
- At least 10 years of work experience in a similar role.
- Minimum 5 years’ experience working on Dubai Projects specifically
- Have at least a G+8 License
- Preferrable worked on ultra high end projects
- Experience of leading, managing and motivating a team (both internally and external consultants etc.) on multi projects or large and complex projects
- Experience of managing budgets and forecasting expenditure
- Experience of key project processes such as design principals and management, construction processes, procurement and tendering
- Sound Knowledge of health and safety, contract law, environment and building regulations
- Effective communicator with excellent influencing and negotiating skills
- Ability to work in a pressurized environment

Salary is the range of 25 – 30,000AED.
